"You have to take risks. We will only understand the miracle of life fully when we allow the unexpected to happen.” - Paulo Coelho
Property ID: EKJ1957, Neo Proastio, Stoupa, Messinia Mani
The owner of the plot is probably one of the last to receive a building permit so close to the coastline. The new changes in the building code regarding a 30 m buffer zone from the sea now apply to all beach plots. Nothing can be built in front of this plot and it is also very unique that the owner has the right to build his own beach by the sea.
Due to new legislation and a ban on building outside the city plan, the seller cannot risk losing the right to build the houses according to the previously approved building permits. Until the end of November, there need to be 2 built house frames under roof on the plot. The work is ongoing and the price is updated continuously. House drawings and house documentation are sent on request.

Stoupa, Mani, Messinia, Peloponnese, Greece
On the southern coast of the Peloponnese in Greece and about 60 minutes drive from the nearest airport in Kalamata (or about 3,5 hours drive from Athens International Airport) is the unspoilt village of Stoupa with warm, glorious summers and mild winters. With two lovely sandy golden beaches (as well as several smaller beaches), this once sleepy village has become more and more popular as a tourist destination but still retains the genuine Greece.
Stoupa is located in a fascinating area called Mani. This is the only part of Greece never conquered by intruders. The people, Maniots, built towerhouses (called Mani Towers) where they took shelter under the countless local feudes fought here. Some of these Mani Towers have been restored and can still be seen in the area.
The author Nikos Kazantzakis, who wrote “Zorba the Greek”, lived here, on the edge of Kalogria Beach, which is a favorite of many both in winter and summer. There is also a PADI diving school near Kalogria Beach. Here you can learn to dive in the clear, calm, current-free waters of Kalogria Beach, one of the most protected bays on the Mani Peninsula.
